What this tool does

The Mortgage Calculator subtracts a cash down payment from the home price to find the financed principal. It then applies the standard fixed-payment amortization formula using the entered annual interest rate and term. The result separates monthly principal and interest from estimated monthly property tax, insurance, and HOA charges, then shows their combined monthly total.

It also reports total principal and interest paid across the scheduled loan and the portion attributable to interest. A zero-percent rate is supported by dividing the principal evenly across all monthly payments. Currency selection changes display formatting only and never performs exchange-rate conversion.

This estimate is narrower than a lender’s disclosure. It excludes private mortgage insurance, mortgage insurance premiums, loan origination and discount points, closing costs, utilities, repairs, maintenance, special assessments, changing escrow requirements, and penalties. Taxes, insurance, and HOA charges are treated as constant even though they often change.

How to use it

  1. Enter the property price and cash down payment.
  2. Enter the quoted annual interest rate and loan term.
  3. Add annual property tax and home-insurance estimates.
  4. Add any monthly HOA charge and choose the display currency.
  5. Calculate, then compare the result with a formal lender estimate.

Use the loan’s note rate rather than APR in the amortization field. APR can include fees and is not interchangeable with the nominal rate used to calculate scheduled principal and interest.

Fixed-rate mortgage example

For the widget's initial example values, a $400,000 home with an $80,000 down payment leaves a $320,000 principal. At a fixed 6.5 percent annual rate for 30 years, principal and interest are approximately $2,022.62 per month. Adding $4,800 in annual property tax and $1,800 in annual insurance raises the displayed monthly estimate to approximately $2,572.62 before mortgage insurance, maintenance, utilities, closing costs, or changing escrow charges.

Across 360 scheduled payments, that example produces approximately $408,142.36 in loan interest. This illustrates why the monthly result and lifetime interest should be reviewed together.
